Real Estate transactions can be an exciting, albeit stressful, experience for home buyers and sellers alike. We tailor this part of our process, just as we do the rest, to suit the needs of the situation. We work closely with our clients to streamline each aspect of home sales through to the close of escrow. This is a collaborative effort and we are honored to be a part of it.
Real Estate, whether it be Property Management or the Buy/Sell side, is contract-heavy. We are proud members of the San Diego Association of Realtors (SDAR), California Association of Realtors (CAR), and National Association of Realtors (NAR). As such, all of our contracts are provided through CAR. We work with our clients to determine the specifics and we proceed with confidence knowing our contracts are strong both legally and professionally.
We value our clients, and their properties, our commitment is to find high quality tenants who place the same value in their living accommodations as we do. Tenants and Property Managers have an opportunity to forge strong relationships. We find that a stringent vetting process builds respectful rapport and a solid foundation of thorough communication and goodwill. The right tenant is a wonderful asset.
Smaller HOAs- "Accounting Only"
For smaller HOAs, we provide an "Accounting Only" function whereby we manage the income and expense associated with HOAs that do not require the service of a large HOA management company. We use QuickBooks for income and expense reporting, making tax time seamless. Any legal needs are referred to a Real Estate Attorney, while we gladly extend our network of professional service providers, and our expertise, to help manage ongoing property needs.
We work with each client to determine how much reporting they want to see and how frequently. We use Quickbooks Pro software to capture the accounting function of the business and tailor reports to suit the needs of most Accountants. Our aim is to make tax time seamless when it comes to the income and expense details related to your investment property. We keep all contracts and associated documentation as electronic files to facilitate safe storage and ease of distribution.
